Miami Just Passed New York in a Ranking Nobody Wanted to Win

For years, New York City was known as America’s most expensive place to live. But Miami is quickly earning a reputation no one wants.

According to recent affordability rankings and housing reports, Miami has become one of the least affordable major cities in the United States, with some studies even placing it ahead of New York when comparing housing costs to local incomes.

The biggest reason is housing. Home prices, rent, insurance, and everyday expenses have climbed dramatically across South Florida over the past few years. While salaries have increased for some workers, many residents say their paychecks haven’t kept up with the rising cost of living.

Unlike New York, where higher average salaries can help offset living expenses, Miami’s wage growth hasn’t matched the area’s booming housing market. That has left many locals spending a larger share of their income just to keep a roof over their heads.

The result? More people are leaving South Florida in search of lower costs, while others are taking on roommates, moving farther from the city, or delaying homeownership altogether.

Despite the rising costs, Miami continues to attract new residents thanks to its beaches, nightlife, tax advantages, and year-round warm weather. But for many longtime locals, the dream of living in the Magic City is becoming harder to afford every year.

Whether you agree that Miami has officially overtaken New York or not, one thing is clear: living in South Florida isn’t getting any cheaper anytime soon.
